Then the site stacks four contradicting superlatives on one page, shows a 4.9 badge beside a 4.8 rating, calls a 29-second commercial the "process video", runs a YouTube channel with 2 subscribers, and publishes case studies with no photos. Off the site, Yelp (3.9 stars, 19 reviews) outranks the company on its own "reviews" search, three different tracking phone numbers are published on Yelp and BBB, and Casey is in the Google map pack for only 2 of the 9 local searches we ran. The forms have no TCPA consent language.
The fixes are mostly content, proof and consistency. That is exactly the work a video and marketing partner does.

Listing basics are behind: the last owner post is from May 25, 2026, there are no Products, no Services, no Q&A, only a handful of photos, and three call-tracking numbers have leaked into Yelp ((725) 208-3346, (702) 903-1141) and BBB ((702) 919-7300) against (702) 213-9800 on the site and GBP.
One phone number everywhere (tracking numbers stay on ads). Add Services, Products and seeded Q&A to the Google profile. Then a weekly post and photo set for 90 days and a review ask after every closing.
"we buy any vegas house reviews" returns Yelp first (3.9, 19 reviews), BBB second, the site third. The Google AI Overview for the brand cites Yelp too. BBB shows the A+ but no visible customer reviews.
Reply to every Yelp review, claim and correct the Yelp phone, make the Reviews page carry the Google and BBB counts, and ask the last 30 closings for a BBB review.
The home page says "Highest Rated", "Most Trusted", "the largest cash home buyers in Las Vegas Nevada" and "Nevada's most-reviewed" in one scroll. The team page shows a Google badge reading 4.9 beside text reading 4.8. The team page meta description says "purchased 100+ homes"; everywhere else says 2,000+. One provable set: 4.8 from 304 Google reviews, 2,000+ homes since 2016, typical close 7 to 14 days, as fast as 7. Delete the rest, including the 4.9 badge image.
The main address form has no consent language. The full form says only "By submitting, you agree to our Privacy Policy." The contact form says "agree to receive communications" with no mention of calls, texts or autodialers. The site says "We save your progress as you type" and runs Microsoft Clarity and PostHog session replay, while the policy (a CalOPPA template, "Last updated February 2026") states "We do not use cookies for tracking purposes." 13 cookies are set on the first visit. /terms/ returns 404. BBB lists the legal entity as Alchemy Investments, LLC; the site never names it.
Consent checkbox on every form with the standard call/text language, disclose partial-entry capture and session replay, add a Terms page, put the LLC name in the footer.
"Watch this video for how our process works" plays YouTube H0otvinTuPQ (duration PT29S in the schema). The channel has 2 subscribers and 11 videos, the newest 9 months old; the one real explainer has 98 views. The paid Shorts reached 623K views with nothing organic underneath.
A 90-second walkthrough with Casey at the Flamingo office and a real closing at the title company, plus 4 to 6 on-camera seller stories. Home, How It Works, every situation page, YouTube and the Google profile. The VideoObject schema is already there; only the content changes.
The case-study pages are the thinnest on the site (378 to 733 words), carry no images, no offer-versus-listing math, no seller voice, no Article schema, and each links to only three other pages.

The 100+ blog posts link mostly to other blog posts.
Sharpen the cash-home-buyers page to the query, merge or clearly split the two inherited pages, and add links from every blog post to its money page.
"sell house as is henderson nv" is not on page 1 even though /henderson/ exists; the page never uses the as-is angle in a heading. The Locations page says "two local offices, one in Summerlin and one in Central Las Vegas", but only 9159 W Flamingo appears anywhere else on the site or on Google.
Add an as-is section and FAQ to the Henderson page. Publish the second address with its own Google listing, or remove the claim.
9 posts in 2026 versus 18 in 2025. A "Buying a Home" category (credit scores, mortgage types, first-time buyer programs, fixer-uppers) sits in the main nav and pulls the site away from selling. Casey is the author on 100 posts with no author page (/author/ is blocked in robots.txt).
Retire buyer content from the nav, keep the Nevada-specific seller pieces (probate, NOD timeline, HOA liens, the 5,800-word 72 Sold post ranks), and give Casey an author page.
Lighthouse flags failing contrast on the 9.5 px uppercase labels and the orange CTA, 24 tap targets under 40 px, no skip link, and time-to-interactive of 7.0 s on mobile from Clarity, PostHog recorder, ClickCease and an OpenAI pixel loading up front. The chat bubble shows a permanent fake red "1". The /realtors/ H1 renders as "Keep Your Commissionon Clients".
Bump the label size and contrast, defer the replay tools until after first interaction, add a skip link, drop the fake badge, fix the line break. All visible to a seller on a phone.
